One of the biggest challenges of putting your house on the market is keeping it clean, organized, and ready for the next showing!

This is no easy task, especially if you have pets, messy kids, and/or a hectic schedule. If you're like most people, you're probably contending with all three conditions!

Although it's human nature to get immersed in our own view of the world, it's helpful to try and see things through the eyes of prospective home buyers. When buyers walk into your house for the first time, they're not going to immediately know about all the improvements you've made to your property or the many ways your home has served your family's needs for all these years. They're not aware of the "big picture" and may never be. They only know what they see, hear, and smell during their brief visit to your home.

Anything which makes a negative impression can sour them on the idea of buying your house. It's a delicate balance and it doesn't take that much to tip the scales in either direction. That's why it's so important for sellers to get into a routine of keeping their house clean, orderly, and well maintained.

It's amazing what a difference 24-hours (or less) can make on the appearance and cleanliness of your home. Rest assured, if you've said or thought the words, "But I just cleaned it, yesterday!" -- you're not alone! Cleaning your house when it's on the market is a lot like shaving: It doesn't take too long for that "five o'clock shadow" to start creeping in!

Reminding everyone in your family to clean up after themselves is the first step to being ready, but it also pays to have a checklist to refer to when preparing for a real estate showing. If you don't use a task list, chances are you'll forget something important -- like wiping off the kitchen counter, sanitizing the toilets, putting away dirty dishes, or cleaning the bathroom sink. Floors almost always require a quick sweeping, mopping, or vacuuming, and waste baskets need to be emptied. Crumpled towels, bath mats, and bedspreads may also be in desperate need of straightening and smoothing out! If you own pets that tend to have "accidents" or kids who haven't quite mastered the art of cleaning up after themselves, you might also want to allow a few extra minutes in your routine to take care of the "unexpected."

While it's true that you want your house to have a "lived in" appearance, it's all-too-easy to cross that thin line into a whole different category! No reasonable house hunter will expect your home to be spotless and perfect in every way, but if it looks messy, disheveled, or neglected, then that could be a potential deal breaker!

 When it comes to the marketability of your house, appearances are everything! If your house is up for sale or you have plans to put it on the market soon, there are a lot of details you need to attend to before prospects stop by.

Although it's difficult to make a lived-in house look immaculate all the time, the closer you can come to that high standard, the better! Whether they're actively looking for signs of cleanliness or just noticing it subconsciously, the overall condition of your home can and does make an indelible impression on prospective buyers.

The reason "curb appeal" is emphasized so strongly by real estate agents is that the initial impression you make on house hunters can impact the amount of time your property stays on the market. That's especially true in "drive by" situations in which prospects quickly check out your house from the street and make a snap judgement about whether or not they like what they see. If your house and yard look appealing to them, then they may follow up with either the listing agent or their buyers' agent. On the other hand, if there's peeling paint visible, an aging roof, or weeds growing out of cracks in the driveway, they'll probably drive on and continue their search elsewhere. As you can imagine, there's a lot riding on curb appeal, so it pays to keep your lawn looking manicured and other landscaping features well maintained.

Once prospects are inside your home, they're going to notice everything from scuffed walls and cluttered furniture to the smell of toast you burned that morning or greasy cooking odors. That's not just a hypothetical situation; it occurs more often than you might think. To prevent that potential "disaster," some home sellers make arrangements with friends, relatives, or pet daycare services to have their dogs or cats taken care of outside of the house when tours are scheduled. While that's not always practical or even possible, it can make a big difference in the impression your home makes on potential buyers.

The bottom line when it comes to effective home staging is that people are going to notice "the good, the bad, and the ugly." Your objective, of course, is to do everything possible to diminish the negatives and accentuate the positives. Your real estate agent can be an indispensable resource for providing you with the unvarnished truth about what needs to be repaired or cosmetically improved to present the best possible image of your home to the public.

Although location is one of the most important factors that will impact the marketability of your home, it's not the only thing prospective buyers are thinking about.

If they're organized, focused, and serious about finding the right property for their needs, they've probably developed a detailed checklist of "must haves" and a "wish list."

Once you get them in a positive frame of mind, they'll be more inclined to notice all the positive aspects of your home. If your house meets all or most of their requirements and is arranged in a way that's pleasing to them, a purchase offer and negotiations may be right around the corner.

One of the most crucial hurdles to clear in getting prospects to consider buying your house is to help them imagine living, relaxing, raising a family, and pursuing their interests in your home.
